Planning Permission
The purpose of planning permission is to regulate the development and use of land in the public interest. Planning permission is required for most building work where the external building mass is modified or extended, or where it is proposed to change the use of a building, or land.
Regulations across London can vary depending on specific conditions set by each borough. It will also depend on the type of building or land classification, such as whether the property falls under a conservation area, or if the property sits on a heritage site such as a listed building.
Building Regulations
As well as planning permission, property owners and developers are required by law to obtain Building Regulation approval for any building project that involves health and safety. These important regulations include requirements for building design and construction to ensure health and safety regulations are appropriately met.
Planning Applications
A planning application is required to be submitted to the council wherever there is a proposal to make external modifications to a building, or change the use of a property or land. The local planning department within the council is responsible for deciding whether a development is able to proceed.
This process can be involved, and requires technical input from industry experts.
